From L-R: Ms. Thesbe C. Alonso, Vice President and Head of Malls, Visayas and Mindanao Cluster; Mr. Tristan D. Las Marias, President and CEO of Filinvest Land; Mrs. Josephine Gotianun-Yap, Vice Chairperson, Filinvest Development Corporation.

Cebu City, Philippines — September 5, 2025. Filinvest Land, Inc. and the Cebu City Government came together on September 4 at Quest Hotel & Conference Center to reinforce their partnership in driving sustainable urban development and community-building. The intimate corporate lunch focused on aligning shared goals for Cebu’s long-term progress and ensuring that developments continue to enrich the lives of Cebuanos.

At the heart of the discussion was the commitment to expand Filinvest Land’s presence in Cebu in a way that complements the city’s vision of inclusive and resilient growth. With Cebu being one of the country’s most dynamic urban centers, both parties underscored the importance of creating spaces that balance economic activity, environmental sustainability, and community well-being.

Cebu City Mayor Nestor Archival emphasized the value of private–public collaboration in sustaining the city’s momentum, while Filinvest Land executives reiterated the company’s pledge to deliver developments that bring jobs, opportunities, and lifestyle enhancements to the local population.

The dialogue was attended by Cebu City Mayor Nestor Archival, Filinvest Land President and CEO Tristan Las Marias, Filinvest Development Corporation Vice Chairperson Josephine Gotianun-Yap, and Filinvest Malls Visayas Cluster Vice-President Thesbe Alonso.

For Filinvest Land, Cebu holds both historic significance and strategic value. The company’s roots in the province date back to its early residential ventures in 1967, and through the decades, its portfolio has grown to include large-scale townships, office and retail hubs, and mixed-use communities. This meeting served as a reaffirmation of its long-term commitment to Cebu, with an emphasis on fostering developments that not only cater to the present but also anticipate the needs of future generations.

Today, this commitment is reflected in Cebu through the company’s wide-ranging footprint. At the forefront is its flagship project, City di Mare township at South Road Properties—a 50-hectare master-planned community envisioned as Cebu’s “Lifestyle Capital,” a master-planned community where modern living blends with expansive open spaces. At its core stands the iconic Il Corso Mall, combining the thrill of outlet shopping with the leisure of a seaside escape—a destination where both Cebuanos and visitors can shop, dine, and unwind by the waterfront. Complementing these lifestyle hubs are residential communities such as San Remo Oasis and Amalfi Coast, designed to offer resort-inspired living within the city.

Filinvest Land has also been a key player in bolstering Cebu’s business landscape through its Filinvest Cyberzone Cebu towers, located within the Cebu IT Park. These Grade A office developments have become home to leading multinational and local firms, particularly in the IT-BPM sector, positioning Cebu as one of the country’s top outsourcing destinations. Beyond providing modern workspaces, the towers have generated thousands of jobs, stimulated local enterprises, and reinforced Cebu’s reputation as a thriving hub for innovation and global competitiveness.

“This engagement underscores our vision to build not just projects, but communities that uplift lives and enable cities like Cebu to thrive,” said Tristan Las Marias, President and CEO of Filinvest Land. “Working hand-in-hand with the local government ensures that our initiatives are aligned with the city’s priorities, making our contributions more impactful.”

The Cebuano President Who Kept a Secret for 145 Years

0
Photo from Wikipedia

On Osmeña Day, September 9, we honor former President Sergio Osmeña Sr., but did you know his real father was only confirmed recently?

More Than Just a Holiday

Photo from Wikipedia

Every September 9, the country commemorates Osmeña Day, marking the birth of Sergio Osmeña Sr., Cebu’s Grand Old Man and the Philippines’ fourth president. For many, it is simply a non-working holiday. But today’s observance carries a deeper weight. Just last year, in 2023, the mystery surrounding Osmeña’s true parentage was finally resolved through DNA testing, ending more than a century of speculation about who his real father was.

A Century-Old Mystery

Photo from Wikipedia

Born on September 9, 1878, to Juana Osmeña, Sergio grew up fatherless, the only Philippine president considered illegitimate. Throughout his life, he avoided speaking about his parents, even as he rose from Cebu governor to senator, vice president, and ultimately president during the critical years of World War II. For decades, historians and family members debated two possible fathers, Chinese immigrant and businessman Pedro Singson Gotiaoco or the wealthy landowner Antonio Sanson. No evidence, however, could ever confirm either claim.

Science Brings the Answer

Photo from Wikipedia

In 2023, descendants of the Osmeña family commissioned professional genealogist Todd Sales Lucero to solve the mystery once and for all using genetic genealogy. DNA samples were collected from former Cebu City mayor Tomas Osmeña, a grandson of Sergio, from a Gotiaoco descendant, and from Ronnie Sanson, a male-line descendant of Antonio Sanson’s family. The results were conclusive, the Gotiaoco line was excluded, while the Sanson line produced a full genetic match. After 145 years, the truth was out, Antonio Sanson was the biological father of Sergio Osmeña Sr.

Legacy Beyond Lineage

The revelation, announced in Cebu last June 2023, stirred both pride and relief among the Osmeña clan. For many, it was the closure that history and family lore had long denied them. Still, as Tomas Osmeña emphasized, Sergio’s greatness was never defined by his father’s name but by his statesmanship, integrity, and service to the Filipino people. From his leadership during the liberation of the Philippines to his role in building Cebu’s political landscape, Osmeña’s true legacy rests on his deeds, not his bloodline.

Osmeña Day Redefined

Photo from Wikipedia

With this discovery, Osmeña Day in 2025 holds a richer meaning. It is not only about honoring the birth of a national leader but also about embracing the humanity of a man who carried the burden of mystery throughout his life. Today, the holiday stands as a celebration of both legacy and truth, a reminder that history is not fixed in stone but can still be reshaped by science, memory, and the enduring quest for answers.

Animated But Authentic: Designing Avatar Movements That Feel Human

0

Let’s be honest — we’ve all seen the eerie, stiff-smiled avatars that haunt late-night infomercials or budget explainer videos. They blink too slowly. Their hands hover weirdly. And their eyes? Unsettling.

But it doesn’t have to be that way. In fact, with just a bit of smart direction, you can turn your personalized avatars into a character that feels charming, expressive, and totally watchable — even if it was made from a single photo.

That’s the magic Pippit is unlocking. Using a link to video from your Pippit project, you can generate smooth, believable avatar performances that actually feel like someone talking to the viewer — not just a puppet in a pitch. The key? Nailing the little things: eyes, posture, and gesture.

Why real movement matters in virtual storytelling

Before your avatar ever says a word, they’re already telling a story with their face. Or not.

Facial expressions, hand motion, head tilts — these are the signals we unconsciously read to know if someone’s confident, relatable, nervous, or passionate. When your avatar nails those subtle details, viewers stay locked in. When it doesn’t, they bounce.

Here’s why realistic movement makes all the difference:

  • Trust is built visually: Natural eye movement mimics in-person conversation, keeping attention and reducing viewer fatigue.
  • Emotion travels better: A slow nod or eyebrow lift sells sincerity more than a wall of text ever could.
  • It sets your tone: Warm and friendly? Slick and informative? Posture and gestures define your brand voice in seconds.

Ways to transform a still image into a talking persona

What then is the process for turning a still image into a warm, dynamic spokesperson? Giving your avatar the perfect mix of grace and uniqueness is the key. This means placing intentional movement over a simple, clear, and emotional image.

This is when your customised avatar truly comes into its own. Whether you’re introducing a product, welcoming users, or sharing a brand narrative, the way your avatar moves is just as important as what it says.

And with Pippit, you don’t need motion capture gear or animation skills to make your custom avatar. You just need one photo and three creative clicks.

Bring your face to life: Creating human-like avatars on Pippit

Step 1: Find your digital double in avatars and voices

Navigate to the Voices and Avatars section of your Pippit dashboard. You’ll notice a large + sign, which is your personality doorway. Let Pippit’s avatar generator work its magic when you upload your preferred photo—be sure to make it expressive and well-lit.

It’s not just a headshot you’re uploading. You are casting the lead for your upcoming welcome video, lesson, or product demo.

Step 2: Give your avatar its voice (and a name, of course)

With your image now in, it’s time to tweak the feel. Insert your image into the builder, assign your avatar a keep-in-your-mind name (Branded Ben? Tutorial Tanya?), and choose a voice that matches the tone you desire — from cheerful and friendly to suave and assertive.

Pippit’s AI provides you with instant feedback and allows you to preview how your avatar sounds and appears mid-speech. You can adjust the expression, posture, and mouth sync until it feels comfortable.

Step 3: Script it, style it, and hit export

This is where the magic begins. Input your script into the text box — clear and concise sentences that reflect your brand voice. Want the avatar to be more enthusiastic? Assertive? Friendly? Use Pippit’s voice styling features to get the mood right. Then, use the Edit More section to dress the stage: transitions, backgrounds, and ambient audio help create a full viewing experience. When you’re ready, hit Export — and choose the best format to share your avatar-powered video across your site, socials, or campaigns.

Small adjustments, significant effect: Refining gestures that come naturally

That’s the magic formula: it’s not more movement — it’s movement that’s proper. One of the pitfalls of using AI-created avatars is overcompensating. They wave their arms too vigorously, blink too frequently, or cock their heads as if they’re constantly bewildered. That’s not realism — that’s distracting. The true magic occurs when movements accurately reflect how real individuals express emotion and emphasis in subtle ways.

With Pippit, you get to create amazing Reels with photo to video AI that determine how your avatar is interpreted. Want your avatar to be commanding? Reduce the head nods, square the shoulders, and maintain steady eye contact. Want them to sound curious or enthusiastic? Throw in a subtle lean-in, raise the eyebrows on important phrases, and let the hands follow the voice pitch. These aren’t gratuitous flourishes — they’re behaviors we use in normal conversation.

The niceness of Pippit’s interface is that you don’t have to be a motion director to do it justice. You can mock up how each gesture looks, try out various alternatives, and choose the ones that best suit your brand tone and message. It’s like directing a short scene — except your main actor never forgets a line and never takes a coffee break.

Why human-feeling avatars drive real engagement

The more your avatar behaves like a real person, the more your message resonates.

What sets great avatars apart?

  • They blink with purpose, not on autopilot
  • They use hands to support the message, not distract from it
  • They look where a real person would — at the camera, the product, or off in thought

You’re not just animating a face — you’re directing a performance. And when it’s done well, customers don’t see the avatar. They see someone talking to them.

Your brand deserves more than a mannequin

Forget stiff, uncanny avatars that scare off your viewers. With Pippit, your custom avatar can be warm, expressive, and totally on-brand — even if it started as a simple selfie.

If you’re ready to turn static photos into dynamic storytellers, Pippit makes the entire process intuitive and fun. Whether you’re launching a new product, explaining a feature, or just saying hello, your avatar can do the talking for you, beautifully.

Make your avatar feel like part of the team, not part of the uncanny valley. Start building your expressive, human-ready avatar today on Pippit.

The Humble Flow of Banghitawan Falls

0
Photo from Junel Degamo

Located in Sitio Pilinpinon, Brgy. Busogon, San Remigio, Banghitawan Falls remains one of Cebu’s most enchanting hidden paradises. The falls stand out from the many natural wonders of the province. Unlike typical waterfalls that flow in a single stream, Banghitawan dramatically splits into two, creating a breathtaking spectacle that leaves visitors in awe.

The Trail to Paradise

Photo from Junel Degamo

Reaching the falls is an adventure in itself. The journey involves a blend of forest trails, rocky paths, and river crossings that immerse travelers in San Remigio’s lush landscapes. The trek from Avante Bridge, the jump-off point, takes about 30 minutes, and while it may be challenging, every step offers glimpses of untouched nature.

Emerald Waters and Twin Falls

Photo from Junel Degamo

Once you arrive, the sight of emerald-green waters flowing gracefully into a natural pool feels almost otherworldly. The surrounding forest completes the picture, making it a serene escape for nature lovers. While the pool may look tempting, its depths can be deceiving, so caution is advised for non-swimmers. Still, the beauty of the twin falls alone makes the entire trek worth it.

For many who have discovered it, Banghitawan Falls is more than a natural attraction, it’s a place of inspiration and wonder. The unique formation, the refreshing atmosphere, and the raw beauty of the surroundings make it a favorite spot for adventurers, photographers, and those simply looking to disconnect from the noise of the city.

How to Get There

Location: Brgy. Busogon, San Remigio

  • By Car: From Cebu City, take the Cebu North Road and drive toward San Remigio, a trip that typically lasts 3.5 to 4 hours. Once in the town proper, continue to Brgy. Busogon and look for Avante Bridge, the main starting point of the trek. Since vehicles cannot access the falls directly, you’ll need to park nearby and walk for around 30 minutes along the river trail before reaching Banghitawan Falls.
  • By Commute: From Cebu City’s North Bus Terminal, ride a bus bound for San Remigio and get off at the town proper after about 3.5 to 4 hours. From there, hire a habal-habal (motorcycle for hire) to take you to Avante Bridge in Brgy. Busogon, which serves as the jump-off point. The ride takes about 20–30 minutes. From the bridge, continue your adventure with a 30-minute trek through forest paths and river crossings until you reach the majestic falls.
